Red Rock Meadow's HOA Purpose


Covenants for the Red Rock Meadows Homeowners' Association were created upon the development of the subdivision. The Association was registered with the State of South Dakota Secretary of State on August 15, 2006. The first meeting was held the following month.

Covenants


  • The corporation shall not be organized nor operate for profit nor shall it participate, or intervene, directly or indirectly, in any political campaign on behalf of or in opposition to any candidate for public office.
  • The purpose of this corporation shall be to promote the health, safety, and general welfare of the members of the Association, and to fulfill these general purposes the Association may: Operate and function exclusively as a non-profit corporation with the right, powers, and privileges permitted by the South Dakota Non-Profit Corporation Act;
  • Maintain any existing or after-acquired common areas;
  • Acquire, own, hold, maintain, improve, lease, grant and obtain easements, sell, convey, mortgage, and otherwise deal with the property or lots in the Association;
  • Fix and collect assessments, fines, and charges to be levied against lots in the Association;
  • Establish, administer, and enforce any and all covenants, conditions, restrictions, reservations and agreements, and amendments to any of the same, applicable to the Association;
  • Work in connection with the Red Rock Meadows Townhome Association
  • To perform such other acts and functions as may be reasonable or necessary for the general benefit and welfare of the owners of the lots subject to the terms and conditions of the Association.


WHY DO YOU PAY DUES?

Each homeowner at the time of signing the closing of the sale documents of their home, became a member of Red Rock Meadows Homeowners' Association. This is an agreement to abide by the Covenants and Bylaws and also the understanding that each homeowner has an obligation to pay annual dues. Strong and consistent Covenant enforcement is vital for preserving the integrity of our neighborhood. These Covenants protect all our property values by keeping our neighborhood desirable.


As a homeowner, and per the Covenants, you are obligated to pay your annual dues.


Your dues pay for Covenant enforcement, administrative fees, and all other expenses associated with them.

Your annual dues are $120.00. The assessment of your annual dues begins January 1st and runs to December 31st of each and every year. Your dues are due on January 1st and must be paid by January 31st. If your dues are not paid by January 31st, a late fee will be assessed beginning February 1st and compound with each month your dues remain un-paid.


Late Fee Policy:
Dues not paid by February 1st will incur a late fee of 12% per annum or 1% per month. Dues not paid by April 1st, in addition to any late fees already incurred, will incur an additional $50.00 collection fee and any all other remedies available by law or Association policy.


PLEASE NOTE: If you own your property on January 1st of any given year, you are responsible for the dues for your property for the entire year. If you are planning on selling your property, or currently have it listed for sale, your dues must be current for that year. Upon the sale of your property and by law, dues paid will not be refunded by the HOA and will revert to the buyer for the remainder of the year.
